
Are commercial properties cheaper than residential?
The short answer: sometimes on paper. Not always in reality. And often far more powerful financially.

The Sticker Price Myth
On a price-per-square-foot basis, commercial property can look cheaper.
• Retail or office condos may trade at $150–$250 per square foot
• Industrial warehouses might sell for $50–$100 per square foot
• Meanwhile, homes in the same market could be $300–$500+ per square foot
That sounds like a bargain.
But purchase price is only one piece of the equation.
The Real Cost Differences
Commercial real estate requires:
• Higher down payments — typically 25–35% down
• Higher interest rates — often 1.5–3% above residential mortgages
• Operating expenses — management, commercial insurance, maintenance, leasing commissions
• Tenant improvements — buildout costs when leasing space
• Higher property taxes in many cases
So no — commercial is not necessarily “cheaper” from a cash-out-of-pocket standpoint.
But that’s not the right comparison.
Where Commercial Wins
Commercial real estate often outperforms residential because of income structure.
Higher Income Potential
Commercial properties frequently generate 6–10% cap rates. Many residential rentals sit closer to 3–5%.
Triple-Net (NNN) Leases
In many retail and industrial properties, tenants pay taxes, insurance, and maintenance. That dramatically reduces owner expenses — something residential investors rarely experience.
Longer Lease Terms
Commercial tenants sign 3–10 year leases. Residential leases are typically 12 months. Longer terms mean more predictable cash flow.
Business Tenants
Commercial tenants rely on the space for revenue. Their livelihood depends on paying rent and staying operational.
Dual Return Engine
Residential investing often depends heavily on appreciation. Commercial provides appreciation plus meaningful income — building wealth faster when structured properly.
So… Is Commercial Cheaper?
Lower sticker price? Sometimes.
Lower total upfront cost? Rarely.
Stronger long-term value? In many cases, yes.
The real question is not “Is it cheaper?”
The question is “Does it produce better returns for your capital?”
When structured correctly, commercial real estate can outperform residential significantly.
