A builder’s hands, and the discipline to close on time.
Twenty years in the trades before commercial real estate, and a specialty helping California landlords step out of residential rentals into commercial cash flow. Local expertise across Greater Sacramento, backed by a national network.
Twenty years in the trades. Then a deliberate pivot.
Before commercial real estate, Matt spent twenty years in the Pile Drivers Union, the trade that puts the foundations under buildings, bridges, and waterfront infrastructure. Twenty years on jobsites, working alongside the contractors, engineers, and developers who shape what gets built. That is where the relationship with real estate started.
The move to commercial was deliberate. Most commercial brokerages are siloed by asset class, each broker locked into one lane, clients handed off the moment a deal touches a different vertical. Matt joined a non-siloed commercial team running tenant rep, landlord rep, investment sales, 1031s, NNN, owner-user purchases, and business brokerage across every asset class.
His specialty is California landlords stepping out of residential rentals into commercial through 1031 exchanges. The combination of a trades background, full-spectrum commercial experience, and a 45-day clock on the table is rare, and it is where most of his clients come from.
Four things Matt actually believes
The foothills are undervalued
Most brokers cover Sacramento city and stop. The real opportunity is flex industrial in secondary foothill markets, where the asset is quality with no deferred maintenance.
Multifamily is not passive income
The closest thing to truly passive is an absolute net lease with a long-term tenant. Most multi-tenant residential nets around 2% after honest expense math. A 1031 into a quality NNN can be a 50% raise overnight.
Residential investors underestimate commercial financing
DSCR underwriting, the cap stack, balloon payments, and lender expectations are a completely different world from residential mortgages. It is the most common reason a 1031 fails at the back end.
Clean deals over creative ones
A preference for straightforward deals with clean math that close on time, over complicated structures with too many ways to fall apart.
Off the jobsite
Matt is a black belt in Brazilian jiu-jitsu and coaches the kids’ program at Cosumnes River BJJ in Rancho Murieta. He also coaches little league baseball and rec soccer.
Weekends are spent with his wife and two kids exploring historic downtowns across Northern California. He was also a bronze medalist on the History Channel’s Forged in Fire, the bladesmithing competition where contestants build under a tight clock and expert judging. The instinct transfers: work under pressure, with whatever tools are on hand, focused on the finish.
