The number that decides everything.

Before any plan makes sense, one question has to be answered honestly: what is the property worth against what is owed on it. Matt puts that number in writing early, before you commit to anything, because every good decision downstream depends on it.

  • Current market value, documented on income and comparable sales rather than hope.
  • Total owed, including arrears, fees, and anything recorded against the property.
  • What a sale realistically nets you after costs.
  • How much time the situation gives you, so the plan fits the window.
  • Whether selling is genuinely your best option, or whether it is not.

Speed without giving it away.

Distressed does not have to mean discounted. A property that is priced correctly, kept operating, and presented properly sells at market, and buyers are screened on their ability to close inside the window, not just on their offer price.

The honest picture, first

Value against debt, in writing, plus the real timeline. If selling is not your best move, that is said out loud at the start.

Stabilize and prepare

Rent keeps being collected and the building keeps running, because income through the sale protects the price. Repairs get triaged by what actually returns money in the time available.

Priced to move inside the window, which is not the same as underpricing, and marketed with nothing that signals distress.

Buyers qualified on proof of funds and speed. Cash and fast-close offers presented alongside conventional ones with the real cost of each shown. Lender, counsel, and escrow kept coordinated to the end.

Not from the marketing. A properly priced, properly presented property sells as a normal sale, and the pressure of the timeline is not something buyers need to see. Some filings are public record, which no one controls, but nothing about the listing signals distress.

That depends on value against what is owed, and it is the first number Matt puts in writing. Where equity is still there, moving quickly to protect it is the entire point. Where it is not, the conversation changes honestly and early, not at closing.

Matt coordinates with your lender, attorney, or workout consultant where they are involved, and keeps the communication documented. What he will not do is make legal or workout decisions that belong with your counsel.

The leases keep running and the tenants stay business as usual. A building that keeps collecting rent through the sale is worth more than one that empties out, so stabilizing operations is part of the job, not a distraction from it.

Look at the net, not the headline. Unsolicited offers on distressed property are usually priced well below market because the buyer is charging you for speed. Sometimes speed genuinely is worth it. Matt shows you both numbers so it is an informed choice rather than a pressured one.
