Galt is a smaller Sacramento-area city with a population around 27,000, sitting on Highway 99 between Elk Grove and Lodi. It’s a true bedroom community with a functional downtown and a steady mix of retail, service, and light industrial users.
That smaller scale creates a liquidity discount — fewer buyers, less institutional demand, longer marketing times. But that discount is exactly what creates yield.
Where stabilized retail might trade at 5.5% to 6.5% cap rates in nearby Elk Grove, similar product in Galt often trades 75 to 150 basis points wider.
Where the Opportunities Are in Galt Today
A few categories to focus on:
Single-tenant retail with regional or national credit tenants
Galt has a surprising number of national tenants — QSR, pharmacy, auto service — many with long-term leases approaching renewal at favorable rents.

Don’t rely on cap-rate compression
Underwrite returns based on yield and amortization. If cap rates compress, treat it as upside — not your base case.
