They are also under-covered. Most Sacramento-metro brokerages do not work eastern Placer and Nevada County actively, which leaves a local-depth gap, and an opening for an advisor who does.

Because supply is constrained and ownership is local and long-held, the work is positioning against real foothill comps, not valley assumptions, and reaching the right regional or local buyer pool in a thin market.
