Speculative industrial construction has cooled across Northern California, but one segment of the Roseville commercial real estate market is doing the opposite: build-to-suit development. I’m getting more inquiries from tenants and investors about BTS deals right now than at any point in the last three years, and for good reason. When supply tightens and interest rates stabilize, BTS becomes a more predictable way to secure the right space at the right basis.

Add in Placer County’s strong economic outlook and continued expansion across healthcare, advanced manufacturing, and consumer goods, and you have a market where tenants are comfortable signing 10- to 15-year leases on new construction.

A few years ago, most tenants just wanted space fast. Today, the calculus has shifted. Three things matter more than ever:
Customization — Specific clear heights, dock configurations, power loads, EV-ready parking, and sustainability features.
Certainty — Locked-in rent and occupancy timeline.
Ownership optionality — Ability to convert into an owner-user opportunity.
What Developers Are Looking For From Tenants
If you’re a tenant pursuing a BTS deal, developers want:
• Strong financials
• Long lease terms (typically 10+ years)
• A use that fits the submarket
The biggest mistake I see is tenants negotiating without understanding market standards. Small differences in terms can equal major dollars over time.
The Land Side: Where Developers Are Hunting
Developable parcels near the Highway 65 corridor and Fiddyment Farm continue to command premium pricing. Infill opportunities are also gaining traction as entitlement timelines improve.
