Owner-User Commercial Opportunities Are Heating Up in Auburn

Owner-User Commercial Opportunities Are Heating Up in Auburn

Auburn is one of my favorite markets to work in. It has the small-town character that business owners love, the freeway access that makes logistics practical, and a commercial inventory that’s aging into a real owner-user opportunity. Between current SBA 504 financing terms, a softer office market, and strong community demand for local services, this is one of the best times I’ve seen in recent years for a business to buy its own building in Auburn. Let me explain why.

Why Owner-Occupancy Makes Sense Right Now

For a long time, leasing was the default for small and mid-sized businesses. Rates were cheap, flexibility was prized, and real estate tied up capital that owners preferred to deploy in operations. That calculus has shifted. Lease rates in Auburn have risen steadily. Property values, while softer in some segments, remain durable. And SBA 504 loans still allow qualifying owner-users to purchase a building with as little as 10% down at competitive rates.

That combination — higher rents, stable values, and accessible financing — means that for many businesses, the monthly cost of ownership is now comparable to, or even cheaper than, leasing. And ownership lets you control your occupancy costs, build equity, and eventually use the real estate as a retirement asset. What Kinds of Properties Are Available in Auburn?

Auburn’s commercial inventory skews toward smaller buildings — 2,500 to 12,000 SF — which is exactly what owner-users typically need. The current market offers a mix of office and medical condos near downtown and along the Highland Pacific corridor, light industrial and flex buildings off Education Street and Bell Road, small retail storefronts in Old Town and along Auburn Ravine, and occasional small freestanding buildings with surplus land.

Price points range widely depending on condition, but solid second-generation buildings are trading between $250 and $400 per square foot. How to Approach an Owner-User Purchase Strategically

There are a few things I always walk clients through before they jump into an owner-user acquisition.

Understand your real estate cost versus your rent. In many cases, the monthly principal, interest, taxes, and insurance on an owner-occupied building is less than current lease rates in the same submarket. That delta compounds meaningfully over time.

Plan for five to seven years of occupancy minimum. SBA 504 loans have prepayment penalties, and the transaction costs of buying real estate require time to amortize. If you’re planning a sale or major transition within three years, a lease may still be better.

Consider tenant income upside. Many owner-users buy buildings larger than they currently need and lease the excess space to third parties. That rent income can offset debt service meaningfully. Don’t Skip the Broker Conversation Early

The biggest mistake I see owner-users make is engaging a broker after they’ve already found a building on LoopNet or through a sign call. By then, the listing agent is typically controlling the process and the buyer has given up negotiating leverage. Engaging a buyer-side broker early — ideally before you’ve fallen in love with a specific building — saves money and prevents bad decisions.

A Good Time to Move

Auburn’s commercial market has the right combination of inventory, pricing, and financing to make an owner-user purchase viable for a lot of businesses that haven’t historically considered buying. If your lease is coming up for renewal, or you’re paying escalating rent and wondering if there’s a better long-term answer, this is worth evaluating seriously.
