Where Is That Commercial Real Estate Listing? How to Track Down Any CRE Property
Here’s a scenario I encounter more often than you’d think: someone calls me and says, “Matt, I drove past a building the other day that looked perfect — but I can’t find it listed anywhere online. Where do I even look?”
It’s one of the most common frustrations in commercial real estate. Unlike the residential market — where nearly everything flows through a centralized MLS system — commercial real estate listings are scattered across multiple platforms, private networks, and sometimes nowhere public at all.
So where is that commercial real estate listing? Let me help you track it down.
Why CRE Listings Aren’t Centralized
First, let’s address why this is even a problem.
Residential real estate has the MLS — a standardized, largely unified database that Realtors feed listings into. Commercial real estate has no equivalent universal system. Instead, listings are distributed across:
- National platforms (LoopNet, Crexi, CoStar)
- Regional brokerage websites
- Private broker networks
- Off-market channels
- Direct owner marketing
This decentralization means you often need to cast a wide net — or know exactly where to look.
Step 1: Check the Major Listing Platforms
Start here:
- LoopNet.com — Search by address, zip code, or city. Most publicly listed commercial properties show up here.
- Crexi.com — Strong alternative to LoopNet with growing inventory and excellent filters.
- CoStar — If you have access (or know someone who does), this is the most comprehensive database in the industry.
If the property is actively listed by a broker, there’s a good chance it appears on at least one of these.
Step 2: Search Local Brokerage Websites
Many commercial real estate firms maintain their own listing databases independent of national platforms. If you know the area, identify the major CRE brokerages operating there and search their individual websites directly.
I’ve found properties on local brokerage sites that simply weren’t showing up anywhere else — because the listing broker chose not to syndicate externally.
Step 3: Look Up the Property in Public Records
If you have a specific address, your county assessor’s or recorder’s office can tell you:
- Who owns the property
- Whether there are any recorded liens or encumbrances
- The last sale price and date
From there, you can contact the owner directly — or have your CRE advisor do it on your behalf.
Step 4: Call a Local CRE Broker
Seriously — this is often the fastest path. A well-connected local commercial real estate broker has access to:
- Pocket listings (not publicly advertised)
- Upcoming availabilities (before they’re listed)
- Direct relationships with property owners
One phone call to the right person can unlock information that hours of online searching won’t surface.
Step 5: Contact the Owner Directly
If you’ve identified the owner through public records and the property doesn’t appear to be listed anywhere, don’t be afraid to reach out directly. Some of the best commercial real estate deals I’ve been part of started with a direct conversation — not a listing.
When the Listing Just Doesn’t Exist
Sometimes a property isn’t listed because the owner hasn’t decided to sell or lease yet. That doesn’t mean they wouldn’t if approached correctly.
