1. LoopNet

LoopNet is the most recognized name in commercial real estate search, and for good reason. It’s well-organized, searchable by property type and location, and accessible to the general public.

Best for: First-time CRE searchers, quick market overviews, retail and office listings Limitation: Premium listings require a paid membership; not all properties are listed here

2. Crexi

Crexi has emerged as a serious competitor to LoopNet and in many markets has become the preferred platform for brokers and buyers alike. The interface is clean, the data is solid, and the search filters are excellent.

Best for: Active investors, buyers comparing multiple markets, auction opportunities Limitation: Coverage varies by market

3. CoStar

CoStar is the industry’s most powerful commercial real estate database — period. It contains deeper data, more comprehensive analytics, and broader coverage than any public platform. The trade-off is cost; full access is expensive and typically reserved for CRE professionals.

Best for: Serious investors and professionals who need comprehensive market data Limitation: Paid access required; not consumer-friendly

Secondary Platforms Worth Knowing

Don’t stop at the big three. Depending on your needs, these platforms can surface properties others miss:

  • Ten-X Commercial — Specializes in auction-based CRE transactions
  • BizBuySell — Great when you’re looking at businesses with real estate included
  • Catylist — Strong regional presence in specific markets
  • CIMLS — Free-to-use platform with decent inventory in select areas
  • Showcase.com — Another broker-driven listing platform with solid regional coverage

Search Strategies That Go Beyond Platforms

Here’s where I want to push you a little further than most people go.

Use Google Strategically

Don’t just search “commercial real estate [city].” Try more specific searches like:

  • “warehouse space for lease [city]”
  • “NNN investment property [state]”
  • “retail strip center for sale [zip code]”

This surfaces individual brokerage listings that may not be syndicated to the major platforms.

LinkedIn Search

Search for commercial real estate brokers, property owners, and developers in your target market. Connect, follow, and engage. Off-market deals surface through relationships — and LinkedIn is one of the best tools for building those relationships at scale.

Set Up Alerts

Most major platforms allow you to set up email alerts for new listings matching your criteria. Set them up, monitor them consistently, and move fast when something interesting appears. In competitive markets, good listings move quickly.
